Our refurbishment of 338 Euston Road responds to the surrender of a large proportion of the lettable floorspace and the evolving tenant profile around Kings Cross and Euston.

We were appointed by British Land to refurbish and fit-out the landlord areas and floorplates of 12 levels of the original building to CAT A standard, acknowledging the market trend for raw and stripped back interiors instead of modular ceilings and sterile finishes.

With our client having secured a pre-let we were required to develop and execute the interior fit out to meet the requirements of Facebook, the incoming tenant. The fit out of these areas delivers modern environmental working conditions within an area characterised by the exposure of all of the original concrete frame and outrigger hangers – an aesthetic that was preferred by Facebook.

A fundamental design decision was to completely modify the ventilation strategy of the existing building to remove visually obtrusive perimeter risers, thus visually opening up the floor plate and adding over 5% area to each floorplate. The revitalised environment and additional area achieved an appreciable rent uplift for British Land.

As well as open plan workspace, the tenant fit out included a high proportion of meeting areas, welfare facilities, a full catering operation for all employees, and communal gathering spaces.

The refurbishment and fit out was completed in January 2016.
