This flagship mixed-use scheme for Telford Homes takes advantage of the unique characteristics of a derelict railway embankment site, previously compulsory purchased for the construction of the Channel Tunnel Rail Link (CTRL) into London St Pancras. The completed tunnels run approximately 5m below ground.
The challenging rail-side site also includes a Site of Importance for Nature Conservation (SINC) and a vacant Conservation Area plot along Caledonian Road. The development provides 156 high quality sustainable homes with 35% affordable housing.
The scheme comprise seven residential buildings in a linear configuration alongside the railway, and a series of standalone pavilions integrated within the enhanced SINC area and achieves Code for Sustainable Homes Level 5.
The buildings are composed of interlocking forms clad in brick and glazed ceramic tiles, with metal patterned fretwork detailing which evokes local historic wrought ironwork. Climbing plants, green walls and green roofs integrate the landscape and built form.
